About a Home Inspection

If you're buying, selling, building, or staying in the property you own, a property inspection just makes good sense! Understanding the condition of the systems and components of a building are critical when it comes to purchasing, repairing, and maintenance decisions.

A professional home inspection gives you an independent, unbiased view of any problems and their solutions so that you will have all the facts you need to make a sound decision.

Upon completion, you will receive a computerized hard copy of your report (on site) that includes photos and documentation of all issues and conditions of items inspected. We will also e-mail the report to you and your agent enabling you to forward your report to contractors for any needed repairs or for future reference.

How Long Will It Take?

The average inspection will take between 2-3 hours depending on the size, condition, and age of the property. This includes the time the inspector needs to enter all information into a laptop and print out a full hard copy of the report. If at all possible we encourage you to be present at the inspection so that the inspector can go over the report and his findings in detail to help you understand the condition of your investment. We will take as much time as needed to make you comfortable with the inspection process, and answer any of your questions and concerns. If you cannot be present for the inspection, we will be available by phone to go over the report.

What is Included in the Report and Inspection?

Our reports include all details and findings of the elements and components of your home that are recommended by the South Carolina Residential Builders Commission and the National Association of Certified Home Inspectors, ( NACHI). Your Home Inspection Will Include the Following:

1. STRUCTURAL COMPONENTS - includes foundation, floors, walls, columns, ceilings, and roofs. Also includes basements, crawlspaces, and wood destroying pest.

2. EXTERIOR OF STRUCTURE - includes wall claddings, entryway doors, decks, steps, eaves, driveways, and windows.

3. ROOFING - includes roof coverings, roof drainage systems, flashing, skylights, and chimneys.

4. PLUMBING - Interior water supply and distribution system, plumbing fixtures, interior drain waste and vent system, hot water system, fuel storage and distribution system, and sump pump.

5. ELECTRICAL - Service entrance conductors, service equipment, main distribution panels, voltage ratings, ceiling fans, lighting fixtures, switches and receptacles, ground fault circuit interrupters, arch fault circuit interrupters, and smoke detectors.

6. HEATING/VENTILATION/AIR CONDITIONING - includes permanently installed heating system and its controls, chimneys/fireplaces,  and heat distribution system which includes fans, pumps and ducts including normal operating control of the central air conditioning system and the distribution system.

7. INTERIOR - includes walls, ceilings, floors, steps, cabinets, doors, and windows.

9. INSULATION AND VENTILATION - includes insulation vapor barriers, ventilation of attic and foundation, kitchen, bathroom, and laundry venting systems, and the operation of any readily accessible attic ventilation fan when temperature permits.

10. BUILT-IN KITCHEN APPLIANCES - includes the observation and operation of dishwasher, range, trash compactor, garbage disposal, ventilation equipment, permanently installed oven, and microwave oven.
